After tear-off, we always check decking and replace what's needed. Soft spots mean moisture intrusion. The old roof was leaking longer than you realized. We use 7/16" or 15/32" CDX plywood depending on rafter spacing. New decking costs $75-$120 per sheet installed. We only replace what's actually damaged.

Improper step flashing is the leading cause of roof leaks at wall-to-roof transitions. Step flashing needs to be woven between shingle courses with each piece extending 4" above the shingle exposure. We see Chunky homes where the last roofer used continuous L-flashing or just caulked the gap. That always fails. We tear it out and install proper step flashing with a kick-out diverter at the bottom per IRC R905.2.8.3.

TPO single-ply membrane in 60-mil or 80-mil thickness, fully adhered or mechanically attached over minimum R-25 polyiso insulation. Hot-air welded seams tested with a probe at every joint. We install per NRCA and manufacturer specifications with tapered ISO insulation creating minimum 1/4" per foot positive drainage. Ponding water is the number one cause of flat roof failure in Chunky. Tapered insulation eliminates it. FM 4473 rated systems available for hail-prone areas. Fully warranted by Carlisle, Firestone, or GAF.

We install Carlisle SynTec and Firestone TPO membrane systems in 60-mil and 80-mil thickness over minimum R-25 polyiso insulation (more in climate zones requiring it). Seams hot-air welded at 900°F+ and tested with a seam probe. Fully adhered systems for wind uplift zones per FM I-90 or I-120. Mechanically attached for re-roofs over existing insulation. NRCA member, trained per manufacturer specifications.
